How to Verify a Distress Deal in Dubai and Abu Dhabi: 10-Point Checklist

The 10-point distress deal checklist

1. Price per square foot vs recent transactions

Divide the asking price by the unit's size and compare it to transactions in the same building over the last 6–12 months. Adjust for floor, view and layout. A true distress deal is below that range, not just below the asking prices of other listings. Run it through our deal check tool.

2. Ownership

Ask for a copy of the title deed (ready property) or Oqood / initial contract of sale (off-plan in Dubai). Make sure the seller's name matches their passport or that the person you're dealing with holds a valid power of attorney.

3. Mortgage status

If the property is mortgaged, the seller's bank must issue a liability letter showing the outstanding amount. That amount is usually settled at transfer from the buyer's payment, then the bank releases the mortgage.

4. Service charges

Unpaid service charges must be cleared before the developer issues the NOC. Ask for a recent statement from the developer or owners' association.

5. Developer NOC

The No Objection Certificate confirms the developer has no claims on the unit and allows the transfer. Check the NOC fee and how long the developer takes to issue it.

6. Off-plan: amount paid and remaining plan

For off-plan resales, confirm the percentage already paid, the remaining instalments, and whether the developer allows resale at this stage. Many developers require a minimum share of the price to be paid before they permit an assignment — check the sales agreement.

7. Tenancy

If the unit is tenanted, get a copy of the registered tenancy contract (Ejari in Dubai, Tawtheeq in Abu Dhabi). The tenancy transfers with the property — you take over the tenant and the rent.

8. Physical condition

Visit or get a video walkthrough. Distress sellers rarely renovate before selling; budget for repairs and check AC, plumbing and water damage.

9. Supply pipeline

Check how many new units are handing over nearby in the next 2–3 years. Heavy new supply can pressure both rents and resale prices, which matters more than the discount you get today.

10. Total acquisition cost and yield

Add all costs to the price, then calculate both gross yield (annual rent ÷ price) and net yield (rent minus service charges, vacancy and management, ÷ total cost). Every deal on our site shows this breakdown.

Red flags in "distress deals"

  • The seller won't share the title deed or Oqood number
  • Pressure to pay a deposit before you've seen documents
  • The discount is measured against the launch price, not current transactions
  • The listing has no advertising permit number
  • Large service charge arrears the seller expects you to absorb

Frequently asked questions

How long does it take to buy a distress property in Dubai?

A cash purchase of a ready, unmortgaged property can complete in around 2–4 weeks once the NOC is issued. Mortgaged sales and buyer mortgages add time, typically a few extra weeks.

What is Form F in Dubai?

Form F is the RERA standard sale agreement (MOU) signed by the buyer, seller and their agents. It records the price, deposit, timeline and conditions of the sale.

How much deposit is paid on a Dubai property sale?

The standard deposit is 10% of the price, usually held by the seller's agent or a trustee as a security cheque until transfer.

Can I check a property's transaction history myself?

Yes. Dubai Land Department publishes transaction data, and tools like our deal checker summarise recent sales by building and community so you can compare price per sq ft.
